Tilbury Douglas created a 30,000 sq ft centre of excellence for innovation in microelectronics and photonics, as part of the White Rock Business Park in Paignton.
The client required an exemplar building for tenants to enjoy the privilege and kudos associated with a prestigious business location such as White Rock. The four-storey 3,834m2 centre includes 15 laboratories and clean rooms, up to 27 offices, reception areas and meeting rooms. The units are flexible in size to meet market needs, to allow for a wider range of new businesses to be accommodated and to offer the opportunity for tenants to expand at the site.

The centre provides open market access to specialist laboratory and clean room facilities, accommodating specialist equipment to support R&D, prototyping, innovation and collaboration in emerging technologies.
The centre also provides office, meeting room and collaboration space, along with incubation facilities to support start-up and spin-off tech companies.
The centre draws in European Regional Development Funding (ERDF), Coastal Communities Funding and Growth Deal monies. EPIC also complements the new development of South Devon College’s Hi-Tech and Digital Skills Centre.
The four storey steel framed building is on a brown field site with PCC floors, SFS external wall with insulated render, brick and zinc cladding; aluminium windows curtain walling and doors; flat inverted roof, PCC stairs, together with external works and drainage. The building is mechanically ventilated with air conditioning.
Added value
The project was initially over budget but Tilbury Douglas worked with the client to make to project affordable without effecting the use of the building. Overall we were able to make savings in the region of £250K in total.
Savings were made through redesigning to the internal stairs and balustrades, glazed screens changed to solid walls solutions, changes to configurations of external windows, doors, curtaining walling and roof lights, and elephant floor grating system being used as a façade cladding to the external stairwells, as well as a selection of alternative product solutions proposed by us and our supply chain.
The works were fully compliant with Level 2 BIM and is attaining BREEAM “Very Good”.
