In partnership with the University of York, Tilbury Douglas successfully delivered a new 1,156m² nursery on the university’s East Campus, replacing the outdated prefab modular building with a modern, purpose-built facility.
This nursery project marks the latest success in Tilbury Douglas’s long-standing relationship with the University of York, where they have maintained a presence on-site for nine years, most recently completing the Energy Centre.
Designed to care for over 90 children, from infants to pre-schoolers, the new nursery meets the needs of both the local community and university families.
Located opposite York Sports Village, the state-of-the-art facility features five age-appropriate rooms, each with dedicated indoor and outdoor play areas. The nursery also includes convenient bike and buggy storage, as well as designated drop-off parking for parents.

Challenges and solutions
Tilbury Douglas carefully managed construction on the live university campus, a setting that presents unique challenges including coordinating with the academic calendar, maintaining access to buildings, and minimising noise and disruption to lectures and research.
Having extensive experience working on the site, the team was able to expertly navigate these challenges, ensuring smooth logistics and minimal impact on academic activities, campus transport, and pedestrian flow, ultimately maintaining a safe and efficient work environment.
Added value
- Social value initiatives: The project team hosted two T-Level placements, a site visit for York College students, and participated in the Skills for Life Apprenticeship Fair in York.
- Community engagement: To celebrate the nursery’s launch, Tilbury Douglas organised a special visit from Santa and Elf Hamza, arriving in a festively decorated dumper truck to deliver presents to the children.
The project’s strong emphasis on social value helped it achieve an outstanding Considerate Constructors Score of 44 out of 45.
