This project involved heating and cooling improvements to this Birmingham city centre commercial office block direct to law firm Eversheds Sutherland.
This consisted of the replacement of 175 fan coil units (FCU) alongside the whole of the Building Energy Management System (BEMS) replacement and associated pipework and ductwork modifications alongside the main ventilation plant refurbishment. The works were carried out within a live occupied building, working closely with the building occupants and facilities team to carefully plan and coordinate the works to remove any disruption while carrying out the works.

By working closely with the client, we ensured that floors didn’t have to be fully decanted, with critical departments such as IT and graphics remaining on the floors throughout the upgrade to minimise disruption to their day-to-day operations. Instead of fully removing furniture we were able to collapse it to ensure it remained in situ and removed the risk of damage through transportation.
This also coincided with the use of special access equipment to enable us to ‘bridge’ desks to reduce the timely and disruptive process of equipment decant. This process was facilitated by the project team ensuring close collaboration with the client’s building managers, ensuring regular communication to ensure all stakeholders were kept up to speed with all progress or issues with existing systems.
The programme was critical with careful planning of the work across each of the 10 floorplates across the overall 7,469sqm office space. Each floorplate was completed within five weeks three days, from strip out to completion and hand back.
Environmental, social, governance was key to both Evershed Sutherland and Tilbury Douglas on the project. Local spend was a priority with all supply chain utilised being within 25 miles of Birmingham city centre. Over 50% (£800,000) of the total project value was also spent with local small to medium enterprises (SMEs).
